**EXCLUSIVELY FEATURED ON HGTV's LAKEFRONT BARGAIN HUNT AS "CUBS COTTAGE"!** This amazing 3 bed/2 bath cabin is walking distance to hiking trails, beautiful Big Bear Lake and a short drive to the ski resorts and Village. Bright open floor plan, fully remodeled kitchen and a back deck with a spa overlooking the gorgeous views of the mountains. The perfect cabin for a couples or family getaway!

Highlights of this two-story, 3 bedroom, and 2 bathroom house include a bright open living room and kitchen floor plan with peek-a-boo views of the lake. The expansive West-facing back deck has plenty of space for entertaining and has a BBQ and a hot tub, perfect for those who need to relax and unwind under the stars. The sunsets over the mountain tops are gorgeous out here.

The interior of the house is newly furnished throughout and has large comfortable leather seating in the living room to watch movies on the large flat screen Smart TV that sits above the wood burning fireplace. There is also Roku Smart TV's in the other 3 rooms (which will allow you to access your personal accounts with Netflix, Hulu, Prime, HBO Go etc). There is a desk/charging station, Wireless Internet and plenty of board games to entertain you. Addtionally, there is an outdoor space in the fenced backyard where you can sit around the propane firepit or picnic at the large patio table that fits eight.

The remodeled kitchen looks into the living room and consists of a new black stainless steel LG stove/oven, microwave, dishwasher, refrigerator, coffee maker/ keurig (with complimentary coffee, tea, hot cocoa), slow cooker, blender, toaster, bake-ware and a fully stocked new copper cookware and dishware set. There are also mugs, wine glasses, martini glasses, shot glasses and champagne glasses.

There is a laundry room with a log bench that has plenty of space for your coolers, boots, coats and ski gear. It also has a new Samsung washer and dryer you can use during your stay with complimentary detergent.

Each bedroom has new beautiful rustic log furniture. The Moose themed master bedroom upstairs has a King bed, a beautiful view of the mountains and has it's own bathroom. The second bedroom is perfect for the kids with a bunk bed (2 twins) and an additional full size bed.

The third bedroom has a queen bed with beautiful rustic furniture and has a sliding glass door directly to the back deck and hot tub, overlooking the mountains view.

Ski resorts are just a short 10 min drive. You are within walking distance of the lake and there are two marinas in town where you can rent out pontoons, jet skis, kayaks and fishing boats. The village down town area is also nearby where there is plenty of restaurants, bars, shops, and other places to visit.

**Please note: Although featured on "HGTV's Lakefront Bargain Hunt", the cabin is not directly over-looking the lake. However, depending on the water level, the lake can easily be seen from the cabin's property and is just a short walk away.

According to Big Bear City Regulations, renters must meet and check in with the local agent, where you may be asked to sign a vacation rental agreement. This is basically the policies that are listed under the cabin rules on Airbnb that you agreed to when making the reservation. Please contact the property manager to arrange for a check in time that is convenient for you (contact info available upon reservation). Be prepared to show your photo ID. The person who made the reservation needs to check in their guests at the same time. You will be provided with the door code to access the property after you sign the rental agreement.

While being close to the Village area and ski slopes, the neighborhood is tucked near the lake and feels secluded and serene. The cabin is only 3 miles to Snow Summit Mountain and less than 2 miles to the Village!

Please Note:

***When making a reservation/booking, you are agreeing to the "cabin rules" and BIG BEAR CITY rental policies. These rules and regulations are all listed under "Other Things to Note"

1. Depending on the lake level, you can only see lake from the front of the home, outside on the property.

2. The home has Outdoor Security which include four exterior video cameras. One at each entry of the home and backyard. Although the home will not be armed during your stay, the cameras may briefly record movement outside the home in the designated areas..

3. Check in: You are required to have a photo ID that matches the name on your booking. Primary renter/tenant is defined as the person reserving and paying for the security deposit/rental fees and is responsible for all guests staying at the property during their stay. They must be present the entire stay and ID is verified to receive door code information upon check-in.

**Check-in hours are between 3pm-9pm. Check out is promptly at 11:00am when the cleaning crew arrive. *Early check in and late check out is not available at this time. A late check out fee will apply.

4. Most homes in Big Bear do not have AC (Air conditioning). However, we have ceiling fans and the cabin is located where there is a nice breeze when you open the windows.

5. Contact Numbers are located inside the home on the wall by the front door. Please contact local agent or host immediately for any questions or concerns.

6. City Regulations: Guest is responsible for current city policies regarding rentals. Please be aware of updated Covid guidelines (masks, same households, outdoor dining, social distancing etc).

7. No Pets or Animals: This property is exempt from Airbnb's emotional support animal and service dog policy, due to documented severe allergy/asthma and does not accommodate any animals, including service or emotional support. Contact Airbnb for more information.

8. Late arrivals: If you are arriving very late at night it can directly affect hot tubs being heated and ready, snow removal, finding the property and access to the property. No credits will be given to parties that arrive late and experience difficulties.

9. Property Check

You, the tenant, is financially responsible for any damage done to the home during your stay. If you have any concerns, notice any damage or anything out of the ordinary, please contact the local agent within 1 hour of your arrival. Prior to your check in, our cabin is checked/inspected for cleanliness, damages, heat, electricity, appliances, hot water and the hot tub is working and clean upon arrival. After the cleaning and prior to check in, a detailed video and photos are taken of the property. If any damages are found at the home upon your arrival they must be reported right away (within the hour of arrival) and it will be compared to the video. If you fail to do so you will be responsible for the cost of the damage.

10. Privacy

Big Bear Cabin Rentals require weekly maintenance for the following; spa service, landscaping services and irrigation. These outside companies are usually at the homes for less than 15 minutes with routine maintenance scheduled during weekdays. More extensive maintenance will be schedule around your booking.

11. New Carpet and Flooring: New carpet was installed in the downstairs bedrooms as of July 30th 2020 and to maintain the cleanliness of these carpets, I ask that no food or beverages (except water) are brought inside the bedrooms. Additionally, to maintain the new floors and keep them nice, I ask that all coolers, bikes and boots stay outside (on covered porch or deck).

12. Supplies: We provide paper-towels (1 -2 rolls depending on the length of your stay), TP, bath towels (not to be used outside the home), kitchen towels, travel size; shampoo/conditioner, body wash/soap, lotion, linens on all beds, complimentary variety keurig k-cups, coffee and sugar. These items are not re-stocked during your stay. **We do not provide food in the refrigerator or in pantry.

13. Propane: The propane for our BBQ and firepit is a guests responsibility. Since there is no way to tell if a tank is fully empty between guests, we ask that you exchange it as needed. I can send a reimbursement if requested for the cost of an exchange, only if a receipt is provided. There is a tank provided for both the BBQ and fire-pit. Reimbursements are only for exchanges (not new tanks) and will only be provided one time during your stay. After that, the cost is the guests responsibility. Please remember to tighten/close the propane handle when not in use.

14. Propane Fire-pit: The city only allows propane firepits for rentals (no wood burning), so do not place wood over the propane. Doing so, could be a costly mistake and neighbors may call code enforcement if they see a wood burning fire in the backyard. Furthermore, there will be a hazmat cleaning fee if any wood, cigarettes, trash or melted marshmallows are found in the propane firepit.

15. Fireplace: The indoor fireplace is wood burning and wood must be provided by the guests. Please make sure screen is closed while in use.

15. Pests/Insects: Having property in the woods, it is normal to see critters, pests or insects (especially during Spring and Summer months). It helps to put away food, keep areas clean and remember to keep doors and screens closed to keep bugs out. We have a regular pest maintenance (as do most properties here in Big Bear) and do our best to control them, but wildlife abounds here and at times, that is not possible. This is also why short term renters are required to dump their trash.

16. Trash Removal “Clean Bear” Public Trash Sites

Big Bear does not provide trash removal for vacation rentals. Therefore, renters must remove all of your trash and are required to take their trash to the "Clean Bear" site. Failure to take trash to the sites will result in a minimum fee of $25 per bag. This is a city requirement, so no exceptions.

Past the Village on Big Bear Blvd and Across from the City Hall / Performing Art Center. Clean Bear Trash Site #2 is in the parking lot of the auxiliary fire station.

17. If code enforcement is called or there is a violation of this agreement, you could be required to leave the property immediately, without a refund and charged the appropriate fees which will apply to your deposit.

18. Upon Departure:

1. Leave all used beds unmade.

2. wash all dirty dishes and dry (even if the dishwasher is not being used). Dirty dishes left behind will result in a $25 additional cleaning charge.

3. Gather used / soiled towels and place inside tub.

4. All windows and doors must be closed and locked.

5. Turn thermostat down to 55 F degrees and set to auto and spa on 90 degrees.

6. Check the home for forgotten personal items (under beds, in drawers, on coat rack).

7. Make sure board games are put away neatly in their correct boxes (or cleaning will charge a fee for organizing them).

8. Turn off all lights.

9. Please depart the property by the check-out time of 11am (when the cleaning crew arrive promptly). This is so that the housekeepers can get the home ready for the next guest which may be just a few hours after you depart. If you check out late, the cleaning management will charge a fee.
